Attis van der Horst is a real estate agent specialized in buying property for its customers. We exclusively represent the interests of the buyer. In contrast to most agents we offer fixed fees for our services. Only in this manner do you as buyer receive independent and objective advice. We offer the very best customized service with attention to the smallest details, and we do it with a femine touch.

It may seem logical to call in the services of a selling agent when you sell a property, but actually buying a house involves far more risks. After all, you may make a mistake and buy something you are unhappy with.
Finding the ideal house is easier said than done. There are lots of issues which demand an answer. Why? Because buying a house is not something you do every day. But it is something that we do every day. We can support you with expert advice and practical help, both in finding a property and with the complex process preceding the actual purchase.

Buying a house. What’s the procedure and how does it work?
It ultimately begins with the budget you have to spend on a new home. There’s a whole host of sources you can turn to for general advice on a mortgage including the internet, your bank, as well as a range of mortgage brokers. However, it is the specialized mortgage advisor who is best able to calculate the mortgage that suits your budget.
- In a personal interview with you we draw up a list of what you are looking for in a new home. Once we have this information, and we know what your budget is, we can then narrow down our search to find the property that most suits your requirements.
- Of course you can also go house hunting yourself. Or you can instruct us to search for you and we will then keep you updated on the most attractive properties.
- Once you have found the “ideal” property, you can call in Attis van der Horst. We arrange a date to view the property with you and the seller, or the agent handling the sale. After the viewing has taken place we compile a valuation report containing information such as:
- The results of preliminary inquiries including land registry details, environmental data, the zoning plan, as well as the estimated value of the property.
- The sale price of similar properties in the area.
- The current market value of the property.
If required we can arrange for a qualified surveyor to survey the property.
- Attis van der Horst has long experience in negotiating the best deal for home buyers. We know what you as a buyer have to look out for with regard to price and the conditions of the contract. We are normally able to negotiate a lower price for the property for you. We discuss the strategy we intend to take with you beforehand and, of course, keep you updated on how talks are proceeding.
- Once agreement has been reached the formal sales contract is drawn up covering everything that has been agreed pertaining to the transaction. The contract is usually drawn up by the selling agent and is carefully read through by us and adjusted where necessary. In the event the seller does not have an agent, we can draw up the sales contract.
- We also arrange any work required from a civil law notary. Immediately prior to the official change of ownership, we conduct a final inspection of the property to check whether it is actually in the state you bought it in. We then accompany you to the civil law notary to ensure this process is conducted properly and, of course, to congratulate you on your purchase.
Our fees
An estate agent usually receives a percentage of the purchase price for services rendered. The higher the price of a property, however, the higher the agent’s fee and that’s something that is not in the buyer’s interests. In contrast, our fees are fixed which means you can be certain your interests come first. Our fees include 19 percent VAT so you know exactly what the costs will be.
